A siding invoice that documents the material type and manufacturer, panel profile and color, square footage measured (not estimated), housewrap brand and coverage, trim scope, demo, and both manufacturer and labor warranty terms gives both parties a clear record. What to include on a siding invoice

Material: type, manufacturer, profile, color, and product code

Siding material documentation prevents the most common re-siding dispute — the installed product doesn't match what the homeowner thought they were getting. 'Siding material: James Hardie HardiePlank LP SmartSide, 7" exposure, Monterey Taupe (James Hardie Color Plus), product #218328. Manufacturer warranty: 30-year limited transferable warranty (James Hardie) — registration required within 30 days of installation at jameshardie.com/warranty. Certificate will be provided upon project completion.' For vinyl: 'Siding material: CertainTeed Monogram 46, 4" Dutch lap profile, Cream color code #55555, 046-0032. Square footage measured, not estimated

Siding is sold and billed per square (100 SF). Document how you measured: 'Total wall area measured: 2,420 SF (24.2 squares). Measured method: perimeter × average wall height minus window and door rough openings. Openings deducted: 8 windows (avg 15 SF each = 120 SF), 2 doors (21 SF each = 42 SF), total deducted: 162 SF. Net siding area: 2,258 SF (22.6 squares, rounded to 23 squares ordered to account for cuts and waste factor).' The waste factor should be stated explicitly: 'Waste factor: 10% on standard lap siding. Diagonal installations or cut-intensive patterns add 15–20% waste.' If the measured area differs from the estimate, explain why before the invoice — material quantity overruns are the most common cause of disputed invoices in siding work.

Housewrap / moisture barrier: brand, product, and method

Housewrap is the moisture management layer between the sheathing and siding. Documenting it protects you when a moisture problem appears years later. 'Housewrap: DuPont Tyvek HomeWrap, 9 ft rolls, installed per manufacturer guidelines. Overlaps: 6" minimum horizontal, 12" minimum vertical, lapped shingle-style (top over bottom). Trim is where siding jobs get complicated on invoices. 'Trim scope: J-channel installed around all window and door openings. Outside corner posts: vinyl corner post matching siding color, full height both corners (N and S elevations). Starter strip: continuous aluminum starter strip at base. Soffit: existing vinyl soffit — not in scope. Fascia: existing aluminum fascia — touch-up paint only (1 quart, color matched). Window trim: flat 3.5" trim wrap applied to all 8 windows. Not included: garage door trim — existing steel trim to remain.' Demo of existing siding: method and disposal

'Demo: full removal of existing T1-11 siding (2,420 SF), nails pulled, sheathing inspected before housewrap installation. Disposal: all debris hauled to [facility], included in contract. If you find moisture damage on demo, stop, photograph, document, and get written authorization before proceeding. Replacing damaged sheathing without authorization and billing for it after the fact is the fastest way to create an invoice dispute.

Labor warranty vs. manufacturer warranty — document both clearly

'Labor warranty: 5 years on installation workmanship — defects in flashing, trim integration, joint sealing, or penetration details covered by this contractor. Manufacturer warranty: 30-year limited (James Hardie), transferable. Manufacturer warranty covers product defects — not installation. Labor warranty does not cover damage from high winds (>90 mph), hail, impact, or acts of nature. To maintain manufacturer warranty: do not use pressure washers above 1,500 PSI directly on panels. Annual cleaning with garden hose acceptable.' Homeowners rarely understand that a 30-year manufacturer warranty covers the material, not the installation. Explaining it on the invoice prevents the call five years later when water gets behind a poorly sealed window trim and the homeowner expects the manufacturer to cover it.

5 invoicing rules for siding contractors

Measure in squares, bill in squares — and show your math

Siding is priced per square (100 SF). Show your measurement on the invoice: total wall area, deductions for openings, net area, squares ordered, and waste factor. 'Total wall area: 2,420 SF. Openings deducted: 162 SF. Net: 2,258 SF. Squares ordered: 23 (10% waste for standard lap).' This prevents the homeowner from wondering why 24 squares were ordered for a 2,258 SF house. Waste factor explanation on the invoice also prevents the question of what happened to the leftover material — always leave 2–3 bundles with the homeowner for future repair patches.

Stop on moisture damage, document before proceeding

Finding rot or moisture-damaged sheathing on demo is common. Never proceed without a change order. Photograph every affected area, note the dimensions, get a written authorization with a price before replacing. A change order signed on the spot — even a photo of a handwritten note — is better than a verbal agreement. 'Change order CO-001: moisture-damaged OSB at north elevation, approx. 42 SF. Replacement cost: $273. Owner signature: [signed June 10, 2026].' Billing for undocumented sheathing replacement after the job is complete is the fastest path to a payment dispute.

Document housewrap installation method — not just brand

Housewrap disputes surface years later when moisture gets behind siding. A generic 'housewrap installed' line item doesn't help you. Specify: brand and product name, overlap dimensions, tape used, how penetrations were sealed, and how window rough openings were handled. FlexWrap or peel-and-stick flashing at window openings is the critical detail — water most commonly infiltrates at window-to-siding transitions, not through the flat wall. If a moisture problem appears five years later, your invoice notes are your defense that you installed it correctly.

List both manufacturer and labor warranties — and explain the difference

Homeowners don't understand that a 30-year manufacturer warranty covers the material, not the installation. When a fiber cement panel cracks at year 7, the manufacturer will ask about installation method before honoring the warranty. Document your labor warranty separately and make the scope of each explicit: what does the manufacturer cover, what do you cover, and what voids each. Homeowners who understand both warranties from the start don't call you when the manufacturer denies a claim.

Get color approval in writing and include the product code

Color disputes after installation are expensive — re-siding a house because the color isn't what the homeowner envisioned is a loss for everyone. Document the color name and manufacturer code on the invoice, and get written color approval at contract signing (not at job start). 'Color: Monterey Taupe, James Hardie Color Plus. Approved by T. Weston via email June 1, 2026 — on file.' Note that Color Plus pre-finished panels are proprietary factory colors that cannot be matched by field paint if damaged — document this so the homeowner knows paint touch-ups won't match.

Some contractors install over existing siding with furring strips (rainscreen method) — this is a legitimate technique but requires explicit documentation of what was done. 'Installed over existing siding' invoices need to note: existing siding condition, trim strategy, housewrap access (usually not re-wrapped), and what the manufacturer warranty says about over-installation.

How long does siding installation take?

A typical 2,000 SF house re-side with a 3-person crew: 3–5 days for vinyl, 5–8 days for fiber cement. Variables that add time: window count (each window requires trim wrap and J-channel), complex rooflines (gables, dormers), demo and sheathing repair, and architectural details (belly bands, decorative trim, board-and-batten transitions). Weather delays are common — fiber cement should not be installed in rain or temperatures below 32°F. Get a realistic timeline in the contract and note weather contingencies.

What causes siding to wave, buckle, or warp after installation?

Most common cause for vinyl: fastened too tight. Vinyl siding expands and contracts 1/2" per 12 ft of panel with temperature change — nails must be centered in the nailing slot and driven loose enough that the panel can slide. 'Hammer-tight' vinyl is a workmanship defect.
